Frequently asked questions
Cottage rental management, pricing, and short-term rental licensing in Muskoka and Ontario cottage country — the questions owners actually ask before listing or hiring a manager.
What does a cottage rental management company actually do?
True North Cottages runs the listing, pricing, and every guest interaction for your short-term rental. That covers Airbnb and VRBO listings synced through Hostaway so calendars stay in step, nightly rates reviewed weekly against demand, guest screening and messaging, cleaner and maintenance scheduling around turnover days, and a monthly owner statement showing payouts, fees, and remittances. It’s the day-to-day running of the rental as a small business, not just finding guests.
How much does cottage rental management cost in Ontario?
True North Cottages runs two commission tiers: Partial-Service at 15%, which covers listing management, dynamic pricing, guest communications, cleaning coordination, and monthly owner statements, and Full-Service at 20%, which adds on-site property care — weekly or bi-weekly check-ups, supply restocking, and repairs and maintenance scheduling. Both tiers are commission-based: the fee only applies to revenue the property actually earns. See the full pricing breakdown.
Do I need a licence to rent my cottage in Muskoka?
In Muskoka Lakes specifically, yes — the township’s Short-Term Rental Accommodations Licensing By-law took effect January 1, 2025, and requires an annual licence for every STR operator, new and existing, defined as any rental of 28 days or less. Requirements differ by township across Muskoka and Ontario more broadly, so confirm the current rule for your specific municipality before listing — Muskoka Lakes’ own page is the primary source. True North Cottages’ Investment service includes a licensing and zoning check as part of evaluating a property before you buy or list.
How much can I earn renting my cottage on Airbnb?
There’s no single honest number here — it depends heavily on location, size, condition, amenities, and how many months of the season the property is realistically bookable. True North Cottages’ Investment service runs revenue projections from comparable short-term rentals near your specific property, plus cash-flow and break-even modelling across furnishing, fees, and seasonality, rather than quoting a generic figure that won’t match your actual cottage.
Should I self-manage my cottage or hire a property manager?
Self-managing makes the most sense if you live close to the property, have time for same-day turnovers and round-the-clock guest messages, and don’t mind the income being inconsistent month to month. A management company trades a share of revenue for someone else handling pricing, screening, cleaning coordination, and compliance. Neither is automatically right — it’s a real time-versus-money tradeoff worth weighing honestly against how hands-on you actually want to be.
Which areas does True North Cottages serve?
True North Cottages manages short-term rentals across Ontario, with the deepest concentration of properties in Muskoka cottage country. The Investment and Management services have also been used for properties well outside Muskoka when it made sense for the owner — see success stories for real examples.
How does guest screening work?
Guest screening, messaging, and check-in support are part of the core Management tier at both commission levels — every booking inquiry is reviewed before confirming, and guest communication is handled from before booking through check-out.
I'm considering buying a cottage to rent out — can you help before I buy?
Yes — that’s what the Investment service is for. It runs revenue projections from comparable short-term rentals nearby, checks licensing and zoning before you commit, and models cash flow and break-even across furnishing, fees, and seasonality, so you get a plain answer on whether a specific property suits management, styling, both, or neither before you buy.
How long does it take to get started?
The process runs in four steps: tell True North Cottages about the property (yours already, or one you’re considering), listing and styling with photography and copy written for the market, pricing and guest communication reviewed weekly once live, and a monthly statement showing what came in and what went out. Timelines vary by how much styling or prep a property needs before it’s guest-ready. See the full process.
